Amira District: design apartments in Tulum's hotel zone.
Amira District is a residential complex in Tulum's hotel zone, on Av. Cobá and right next to Jaguar Park. It is several apartment buildings — studios, one-bedroom apartments and penthouses — with pools on the rooftops, water gardens and the jungle between them.
This site is not the developer's or the administration's: it belongs to an independent host who rents one private studio inside the complex.
The building
Designed around the jungle.
Amira District was designed by DNA Barcelona Architects for the developer Giada Real Estate: several buildings of 54 apartments each, wrapped in bamboo-slat façades that follow the curve of the balconies, with jungle gardens and water channels between the buildings and interconnected rooftop pools above them. The project received a Rethinking the Future Award and a World Design Award in 2021.

Where it is
In the hotel zone, next to Jaguar Park.
Amira District sits in the middle of the jungle, on Av. Cobá, in Tulum's hotel zone: there are no other buildings around it, and to reach the sea you cross the coastal road. Around here almost everything is a hotel: most rental apartments in Tulum are in Aldea Zamá, La Veleta or downtown, several kilometres from the beach. From Amira, the beach is within walking distance and Jaguar Park is next door.
- Jaguar Park · south accessThe nearest entrance, on Av. Cobá. On foot or by bike — no cars at this gate. Free for Mexicans, MXN 100 for foreign visitors (2026); the ruins are a separate ticket.

Questions
About Amira District.
Is this the official Amira District website?
No. This site belongs to an independent host who rents one private studio inside Amira District. It has no relation to the developer or the complex's administration.
How is it different from staying in Aldea Zamá or La Veleta?
The location. Aldea Zamá, La Veleta and downtown are residential areas several kilometres from the beach: to reach the sea you need a taxi, a bike or a car. Amira District is in the hotel zone, where almost everything is a hotel — the beach is within walking distance and Jaguar Park is next door.
What kinds of apartments are there?
Studios, one-bedroom apartments and penthouses, spread across several buildings. This site rents one private studio for up to two people.
Can I buy an apartment at Amira District here?
No. Nothing is for sale on this site; it only rents one studio by the night, by the week or by the month.
Is the beach within walking distance?
Yes. Amira District is on the same strip as Papaya Playa, and the nearest free public access is Playa Conchitas. We prefer not to quote minutes; open the map and judge the walk for yourself.
Can guests use the rooftops and the gym?
Yes. Guests of the studio use the four rooftops with pools, with sea and jungle views, and the gym. They are shared with residents and guests, and one may close for maintenance — if so, you use another.
Can I rent by the month inside Amira District?
Yes. The studio rented on this site takes stays of 28 nights or more, with the monthly price on request. It has fiber Wi-Fi and wired Ethernet, air conditioning and a ceiling fan.
Is there parking?
Shared parking inside the complex, subject to availability. Uber and DiDi are not reliable in Tulum, so agree the taxi fare before getting in.
